The image intentionally strong because, as much as housing, many families live in hell on the ground. Because they cannot get a house. Or because they cannot bear it. Or because the rents needed for rent, which are promoted by the state and municipalities, are not effective enough, because these mechanisms are not accelerating the same speed as the continuous increase in income.

In the first three months of 2025, support requests to pay housing have multiplied in practice in relation to the similar period, which means only one thing: the fragile balance that was present between the acquired salary and the cost of living was definitely broken. And the number of times when the decision to request support arises in Extremis and the shame of shame, when families realize that the money that comes in everything does not cover everything and needs to make difficult choices often: income or light bill; Income or cape food. In many cases, the option is always on the first payment. Because they lose Timir losing their home for non -payment, there are many families in which misery is hidden.

Recently, the value of real estate has increased at a hallucinatory pace: purchase or leasing in cities such as Lisbon or Porto is almost exclusive to very generous governor or those who benefit from extraordinary income. Increasingly, this is a phenomenon that begins to widen in the border areas, in increased circles.

On the other hand, the restricted reflection of the offer of slow urban licenses, the rehabilitation of buildings and lands that were left to give up overwhelming demand, feed in gold visas, and the purchase of real estate by foreign citizens, short tourism and the betting of large real estate funds. The result? Prices that advance faster than wages and an increasingly indifferent housing garden.

In the face of this reality, we must see that this is no longer solved once spots. It is necessary to increase the number of fireworks, quickly, quickly. This government has taken a first step with the soil law and by stimulating the construction to the rent, but these measures that will only begin to produce the effect of average term. At this moment, almost immediate results are needed.

I think, for this reason, at the present time, it is necessary to fill what is: firing credit lines with useful conditions for real estate owners who want to keep the lace below certain levels, accelerate the rehabilitation of vacant buildings and convert empty offices into temporary housing.

Likewise, it is necessary to create a more flexible and flexible support system for those who want to rent a property and need to help do so. Income subsidies should be reset periodically to the inflation and pushing it immediately and without a bureaucratic delay, which leaves the families suspended from the accounts. The elegance standards should take into account not only the total performance, but also the weight represented by housing in the local budget. There must be an emergency box capable of helping critical situations before default leads to evacuation.

But the housing policy will not be sustainable without active participation of people and private. I wrote here on this topic several times. It is necessary to support housing cooperatives supported by tax and technical incentives, can provide long -term solutions, with transparent management and social commitment. But also enhances partnerships between the public and private sectors that, in addition to speeding up projects, helps distribute risks and benefit from the private sector experience in building and maintaining buildings.

The moment we live in a coordinated effort requires, where legal deadlines are shortened, supporting and social innovation becomes a base. We are less than a month of the upcoming legislative elections that dictate a new parliament and a new government. It will be interesting that the issue of housing has some priority and understanding national design and urgency. Otherwise, very soon, terms (more) crying and grinding teeth.
